Before you sign a contract, you need to send us an agreement letter that indicate you request to lease the property. For details, please check this page.
- Confirm the final rent fee
- We confirm the final rent fee of the furnished property you request to lease, according to the conditions indicated on lease contract and your furniture requests.
*We may not be able to accept changes to the contract terms or rent fee while we are in the contract drafting process.
Therefore, if you have any orders that will be added to the rent, please let us know at the time you send us the agreement letter.
- Officially sign the lease contract
- After we have agreed on the terms of the contract with the property owner, we will officially begin drafting the contract.
*At this point, we will begin the specific procedures for signing the actual contract. If another competing applicant has already reached the contract stage, your letter will not be accepted, and the contract will be signed by the other applicant. Please note that the property cannot be confirmed until the rental contract is signed between us and the property owner.
After that, we prepare a rental contract between the owner and us, and a sublease contract between you and us.
If you’d like to rent furniture or home appliances, we will send you a wish list so that you can fill it in and send us back.
*You CANNOT move in before/without signing the lease contract.

- Process payments
- After you sign the lease contract, you will be asked to pay the three fees below.:
・Security deposit
Normally, you will be charged the amount equivalent to the rent for a month.
However, if there are special conditions such as a short-term contract, request for special furniture, or bringing a pet, the amount may increase.
・Handling fee
The common practice is to pay half to one month’s rent (+ 19% value added tax), but depending on the property, owner, and conditions, you may be required to pay one month’s rent.
Generally, the real estate agent who showed you the property first has the right to charge you this fee.
Please note that you CANNOT visit the same property again through another agent.
・First month’s rent
We calculate the first month’s rent and the other fees such as common expenses on a daily basis from the contract start date to the end of the first month.
When you receive invoices for the first month after your move in, please contact us.
* The rental contract comes into effect after both parties sign the contracts and these payments are completed.
- Move in
- On the day you move in, our staff will accompany you to pass you the keys, and to fill the room check list. As “room check”, the staff will carry out checkups of the following with you: the condition of property, the condition and number of the rental furniture, and the value on electricity meters.
*Please note that you will be asked to sign the room check list so that our staff pass you the keys.

The room check list can prevent troubles in the future, such as move out. Please make sure to keep the information.
