Let us know that you’d like to terminate the lease contract
Once you’ve decided to move out, please send us a cancellation notice (in English or Spanish) at least 60 days before your move-out day.

The documents you will need to provide will vary depending on:

・Cancellation on the expiry date of annual renewal
Cancellation notice which states that you do not wish to renew your contract. (in English or Spanish)
 
・Cancellation using diplomat clause (Clausula Diplomática)
-Document stating that the person who issued the transfer notice at your workplace will transfer you (the leaseholder) to a location outside of Santiago or Chile.
-A notice stating that you wish to “cancel the contract due to the employee transfer”
 
*After receiving the cancellation notice from the leaseholder, our staff may ask you to take photos of the property and accept next lease applicants for visits, if necessary.
In addition, to take pictures of the property, we may also ask you to clean and tidy the room.
In such cases, our staff will contact you in advance to adjust the schedule. We appreciate your understanding in advance.
Prepare the other required documents
After you submit us the cancellation notice, we will ask you to prepare the following documents, as well.:

-Notarized moving permit
To take your luggage out of the property, you will need a document called “Declaración Jurada” or “Salvoconducto” notarized at a notary public office (Notaria).
(This document will be requested by the building management company. Also, you will need to submit this to the moving company a few days before the day you carry your belongings out. Please be sure to prepare the document as soon as you know your move-out date.)

If needed, we can get this document ready for you (CLP 15.000).

-Receipt of the latest utility bills
We’ll ask you to send us receipts of the most recent bills such as common expenses, electricity, water, and gas, at least 15 days before your move-out date.

Also, it’ll be your responsibility to complete the cancellation procedures and return rental products of any services you have personally subscribed to, such as cable television and internet, by the date you move out.
Pre-move-out room check
Approximately a month before your move-out, our staff and/or a cleaning company staff will ask you to visit the property to check if there are any differences from the information on the room check list when you moved in.
This is to be aware of the parts we’ll need to repair or clean in advance and prevent charging you “unexpected” bills in the last minutes.

In Chile, it’s considered that each resident/leaseholder is responsible to return the property in its original condition as when he/she moved in.
Move out
By the contract’s termination day, please sign the property handover certificate (acta de entrega, usually the leaseholder is asked to sign this o the day of move-out) and pass the property’s keys to our staff.
*Between the day of move out and the day of contract’s termination, we will take the rental products out, clean entire the property, and carry out any maintenances if necessary.

Don’t forget to grab the notarized moving permit to move out/take your luggage out, and send us the receipts of your latest bills!

If you count on a moving company, you’ll need to hand the document to them a few days before your move-out day, as well.
*Depending on the building management company, it’s possible that you’ll be charged the common expenses up to the day you take your luggage out.
Security deposit refund
We will calculate security deposit to refund you, based on the pre-move-out room check result and the common expenses and bills of the last month of your stay.
If you agree to the amount to refund, we will process it within the term indicated on the lease contract.
*At this moment, please notify us the bank account information that you’d like to receive the refund.
